Permits & Design Review
A Reston sunroom clears two tracks at once — the county permit and the Reston Association Design Review. We manage both in parallel so they don’t stack up:
- Reston is in Fairfax County, so the building permit runs through the county’s PLUS portal, with electrical, plumbing, and mechanical permits and energy-code documentation for the glazing and insulation.
- Under the Reston Deed, exterior additions need Design Review Board approval before work begins — and a sunroom is specifically one of the projects that goes to a DRB panel or the full board, not just covenants staff.
- A complete DRB application includes a written description, materials and colors, and scaled elevation drawings, plus acknowledgment signatures from at least three affected neighbors, as the Reston Deed requires. If your home is in a cluster, the cluster association may sign off as part of it.
- Once approved, work must start within six months and be substantially complete within eighteen.
Design Review approval is separate from and in addition to the county permit, and no exterior work should start until it’s in writing. We prepare the drawings, the application, and the neighbor acknowledgments, and carry both approvals through for you.
Three- or four-season
A three-season room is open and light for spring through fall; a four-season room is fully insulated and conditioned for year-round use as living space. In Reston’s climate, four-season is what turns a sunroom into a room you use in February, not just June.
