We build decks with a structured approach — proper permits, quality materials, and construction managed directly by the owner from start to finish. Every project is permitted through your county’s building department. You don’t coordinate with the county — we do.

Attached Decks
The most common request — a deck that connects directly to the back or side of your home. We plan the structural connection carefully, including ledger attachment, flashing, and load path to ensure long-term performance and full code compliance.
Freestanding Decks
For lots where attaching to the house isn’t practical, a freestanding deck sits independently on its own post-and-beam structure. These work well for pool surrounds, lower yard areas, or properties with grade changes that make a ledger attachment impractical.
Multi-Level Decks
When a yard slopes away from the house, a multi-level deck steps down with the grade rather than fighting it. Each level can serve a different purpose — dining on one, seating on another — and the result looks more intentional than a single flat platform battling the terrain.
Covered Decks & Pergolas
A pergola or covered structure extends the season and adds architectural character to the space. We build these as part of the deck project so the framing is integrated properly from the start — not bolted on afterward. Note: pergola structures require full engineered drawings in Northern Virginia counties.

Decking Materials We Work With
Northern Virginia’s climate — hot, humid summers and freeze-thaw cycles through winter — puts real stress on decking. We work with materials suited to that environment.
Composite Decking
The most requested choice for low maintenance. Composite boards resist moisture, insects, and UV fading without annual sealing or staining. The upfront material cost is higher than pressure-treated wood, but the 25–30 year lifespan and near-zero maintenance typically justify the difference over time.
Pressure-Treated Wood
The traditional option and still a solid choice when budget is the priority. Modern pressure-treated lumber handles Northern Virginia’s climate well. It requires periodic sealing and staining to maintain appearance and prevent cracking over time.
Cedar & Hardwoods
For homeowners who want a natural wood look without pressure-treated aesthetics. Cedar and tropical hardwoods offer better natural resistance to rot and a warmer appearance. These materials require more maintenance than composite but suit certain architectural styles better.
Every Deck We Build Is Permitted
In Fairfax County, Loudoun County, Arlington County, and Prince William County, a deck permit is required regardless of size. We manage the permit process directly with your county’s building department — you don’t coordinate with the county, we do.
JBL Construct is Virginia Class A Licensed (DPOR #2705196687) and carries full liability and workers’ compensation insurance on every project.
- A permit is required for all deck projects in Northern Virginia counties — no exceptions regardless of deck size
- Decks extending more than 16 feet from the house require an approved full plan set with engineering drawings
- Pergola structures, hot tubs, and latticework also require full engineered drawings before permits are issued
- We submit a County deck detail affidavit or full plan set depending on the scope of your specific project
- All construction phases are inspected by the county — footing, framing, and final inspection required
- Composite decking must follow Virginia installation codes, including specific pattern and installation requirements
