Kitchen Remodeling in Alexandria, VA

Two things make an Alexandria kitchen remodel different from anywhere else in Northern Virginia. First, the homes are old, from 18th and 19th century Old Town rowhouses to the early-1900s bungalows of Del Ray and Rosemont, so what sits behind the walls matters as much as what goes on them. Second, “Alexandria” is really two jurisdictions. The independent City of Alexandria runs its own permit office, while other homes with an Alexandria address, like Mount Vernon or Kingstowne, are actually in Fairfax County. That changes your permit path. JBL Construct is a Class A licensed design-build contractor, and we handle both with one team from the first walkthrough to the final inspection. Owner Jay Nath stays personally involved throughout.

Budget

What does a kitchen remodel cost in Alexandria, VA?

Alexandria sits in one of the most expensive remodeling markets in the country, and its older homes often need system upgrades that a newer home would not, which can affect the budget. Being close to Washington DC and strong demand for skilled trades push Northern Virginia labour rates 20 to 40 percent above national benchmarks. For 2026, a realistic starting point for a full kitchen renovation in the region is around $75,000, though your actual number depends on scope and finishes. Here is how the tiers usually break down.

Project tierTypical rangeWhat it usually covers
Cosmetic refresh$30,000 to $45,000Same layout, painted or refaced cabinets, new mid-range countertops, lighting and sink
Mid-range remodel$75,000 to $90,000Full rip and replace, semi-custom cabinetry, engineered stone, new appliances and flooring
Luxury transformation$100,000 to $250,000+Custom cabinetry, structural changes, high-end appliances and premium stone

Mid-range kitchen projects in this market tend to recover roughly 75 to 80 percent of their cost at resale. In Alexandria, where the housing stock does not turn over easily and buyers value updated kitchens, that return holds up well. For the full breakdown, see our Ultimate Kitchen Remodel Cost Guide for 2026.

These are broad 2026 ranges, not a fixed quote. Your final price is set after an on-site assessment and confirmed in a written contract.

Permit Path

Is your home in the City of Alexandria or Fairfax County?

This is the first thing we confirm, because it decides your entire permit path, and most remodeling pages get it wrong. Not every home with an Alexandria address sits inside the independent City of Alexandria.

Path A

Inside the City of Alexandria

Old Town, Del Ray, Rosemont, Seminary Hill, Beverley Hills, Parkfairfax, Carlyle, Potomac Yard: permits go through the City’s own ePermit Center, run by Alexandria’s Building and Fire Code Administration. This is completely separate from Fairfax County.

→ City of Alexandria ePermit Center
Path B

Alexandria address, but in Fairfax County

Mount Vernon, Belle Haven, Huntington, Hybla Valley, Kingstowne, Rose Hill: permits go through the Fairfax County PLUS portal instead.

→ Fairfax County PLUS portal

A cosmetic remodel that keeps your existing layout, plumbing and electrical panel may not need a permit at all. Once you move walls, relocate plumbing or gas lines, or add circuits, permits apply. Either way, we confirm your jurisdiction first and handle the submission for you. As a Virginia Class A contractor (DPOR license #2705196687) carrying full liability and workers’ compensation coverage, our license details go on every application.

Old Town & Historic Districts

Does a historic district affect a kitchen remodel in Old Town?

The good news

Here is the good news most homeowners do not expect: interior kitchen work does not require Board of Architectural Review approval. The BAR regulates exterior alterations, demolition and new construction that are visible from a public street, and only within the two local historic districts, Old and Historic Alexandria and Parker-Gray, plus buildings designated as 100 years old. If your remodel stays inside the house, you need a building permit, not a BAR certificate.

The exception

The exception is when a kitchen project reaches the exterior. Adding a rear bump-out, moving or replacing a window, changing an exterior door, or adding visible venting can trigger BAR review if your home is in one of those districts. The BAR meets on a set monthly schedule, so this adds time to the front of the project. We flag it early, prepare the drawings, and coordinate the submission so your timeline stays realistic.

Older Homes

Why Alexandria’s older homes need a contractor who plans for what’s behind the walls

Alexandria homeowners tend to remodel rather than move, because the housing stock is limited and larger homes are expensive. That means most of our kitchen projects are in older homes, and older homes hide a few predictable surprises. We price for them honestly up front instead of surprising you with change orders mid-build.

01

Aging plumbing

Old Town rowhouses and older bungalows often have galvanized or cast iron pipe that corrodes and restricts flow. Replacing it with copper or PEX during the remodel usually adds $3,000 to $8,000.

02

Undersized electrical

Many older kitchens run on limited service that a modern kitchen outgrows. Upgrading to a 200-amp panel for induction cooking and smart appliances runs roughly $2,000 to $4,000.

03

Lead-safe requirements

Most homes in Old Town, Del Ray and Rosemont predate 1978, which brings them under the federal RRP rule once a remodel disturbs painted surfaces. We confirm RRP certification before demolition.

04

Tight footprints and access

Narrow Old Town lots and rowhouse layouts call for smart storage and careful logistics, including dust control and street access planning in occupied homes.

Design & Materials

Kitchen layouts that work in Alexandria homes

The right layout depends on the house. In an Old Town rowhouse, the goal is usually to make a narrow footprint work harder with efficient single-wall or galley layouts, custom storage, and design that respects the home’s historic character, keeping features like exposed brick where it makes sense. In a Del Ray or Rosemont bungalow, the common move is opening the kitchen to the family and dining areas for a brighter, more social space. Either way, good design starts with the work triangle so the sink, cooktop and refrigerator flow together.

How We Work

Our design-build process, from first walkthrough to final inspection

Design and construction live under one roof at JBL. The team that designs your kitchen is the team that builds it, so structural, plumbing, electrical and finish decisions stay coordinated from day one.

1

Phase one

Consultation and 3D design

We start with an on-site measure and a conversation about how you use the kitchen. Our designers build 3D renderings so you can see materials and colours before anything is torn out, with up to three iterations so the plan is clear before construction.

2

Phase two

Jurisdiction, permitting and material sourcing

We confirm whether your home is City of Alexandria or Fairfax County, prepare the correct submission, and flag any historic-district review only if your project touches the exterior. We order long-lead items early, since custom cabinetry currently runs 6 to 16 weeks, so materials are on-site before demolition.

3

Phase three

Construction

Our tradespeople set up dust barriers, protect the rest of the home, and tidy the site daily, which matters even more in an occupied historic house. You get regular progress updates so you always know what is next.

4

Phase four

Final walkthrough

We inspect every cabinet, drawer, fixture and appliance, clear any punch-list items, and coordinate the final inspection. You sign off on a kitchen that is genuinely finished.

Common Questions

Frequently asked questions about kitchen remodeling in Alexandria

A cosmetic remodel that keeps your existing layout, plumbing and electrical panel often does not. Moving walls, relocating plumbing or gas lines, or adding circuits does. We confirm exactly what your project needs during the on-site assessment.

It depends on your address. Homes inside the independent City of Alexandria are permitted through the City’s own office, while Alexandria-addressed homes in areas like Mount Vernon or Kingstowne are permitted through Fairfax County. We confirm this before filing anything.

Not for interior work. The BAR reviews exterior changes visible from the street in the Old Town and Parker-Gray historic districts. A straight interior kitchen remodel needs a building permit, not a BAR certificate. If your project changes the exterior, we handle that review too.

Yes. Older homes need a contractor who plans for aging plumbing, undersized electrical, lead-safe requirements and tight access. We assess all of that up front so there are fewer surprises during the build.

Yes. Many of these homes are well suited to opening the kitchen to the family and dining areas. Removing a load-bearing wall needs proper structural support and a permit, which we coordinate together.

Yes, and running them together often saves time and setup cost while keeping the design consistent across both rooms.
